CONSTRUCTION DETAILS

FOUNDATION / STRUCTURE

The buildings have slab-on-grade first floors with concrete tilt-up walls and steel-framed roofs with metal decking and lightweight concrete. Steel columns and beams provide secondary floor support.

EXTERIOR / FACADE

Building exteriors comprise concrete tilt-up panels with horizontal glazing bands.

WINDOWS

Double-pane insulated windows are aluminum framed storefront systems.

ROOF

Roofs are Firestone TPO membrane systems. Installation was completed August 2018 and carries a 20-year warranty.

BALCONY

The second-floor balcony at the amenities building is steel decking supported by the exterior building wall and exterior columns and beam.

BUILDING SYSTEM DETAILS

HVAC

The office building air is conditioned by a rooftop cooling tower (SPX Cooling Technologies) with heat exchanger, self contained air-handling units on each floor, VAV fan boxes, supply and exhaust fans, split system heat pumps, split system condensing units, and supplementary space heaters.

The cooling tower also provides condensed water for the three story amenities building on a separate system. This building has split-system heat pumps to condition the elevator room, electrical room, and fire riser room.

The Property’s HVAC system also includes six 143-ton Trane packaged self-contained units. Tenants are responsible for repair, replacement and refurbishment of HVAC systems within their suites.

GENERATOR

The Property has one 450-kW Cummins diesel emergency generator.

ELECTRICAL

Service is provided via underground lines to pad mounted transformers. Building service is 34,822 amps, 277/480-volt, 3-phase, 4-wire.

EMS

The Property includes an automated EMS system.

SECURITY

The Property is equipped with key-card access along with security alarms and cameras.

FIRE PROTECTION & LIFE SAFETY

The buildings are fully sprinklered with wet-pipe automatic fire suppression systems. Dry chemical extinguishing systems are located above cooking areas. The garage is protected by a dry sprinkler system.

FIRE ALARM PANEL

A central alarm panel with annunciator is located on the first-floor fire riser rooms of the office building, amenity building and garage.
